Why Buyers Keep Searching 78259
Tucked between Highway 281 and Bulverde Road, 78259 is one of North San Antonio's most requested ZIP codes. Here's what's drawing buyers in right now, and a few neighborhoods I love showing.
Neighborhood Spotlights
Evans Ranch. Located off Evans Road between 281 and Bulverde Road, Evans Ranch offers lots averaging around half an acre and homes starting at about 3,000 square feet, built mostly by McNair and Monticello. Families love the private gated entry that leads straight to Roan Forest Elementary at the back of the neighborhood. Homes here were built roughly 2000 to 2004, and recent listings have been in the $850K to $980K range.
The Terraces at Encino Park. This gated community of about 340 lots sits along Evans Road just a mile east of 281. Homes run roughly 2,500 to 4,000 square feet with traditional brick exteriors, and residents enjoy a neighborhood pool, park, and HOA-hosted family events. Builders here include names like Perry Homes and Highland Homes.
Roseheart. For buyers who want a bit more nature, Roseheart delivers. Roseheart is a lock and leave gated community with a clubhouse, pool, picnic areas, and tennis courts and pickleball courts. The 31-acre Bulverde Oaks Nature Preserve is nearby and offers monthly guided hikes, and H-E-B is only about 2 miles away. Homes were built around 2006, with recent listings mostly in the $490K to $620K range.
Encino Park. The neighborhood that started it all features shaded streets, quarter-acre lots, and homes built mostly between 1985 and 1995.
What Else Buyers Love About 78259
NEISD schools. The ZIP includes well-rated campuses such as Encino Park, Roan Forest, and Bulverde Creek elementary schools Tejeda and Tex Hill middle schools, and Johnson High School. (Assignments vary by street, so I always double-check a specific address.)
Room to negotiate. Homes in 78259 sold for a median of $435,000 in May 2026. Recently the ZIP had over 100 homes for sale, up about 25% from a year earlier, with a median sale-to-list ratio of 98%.
Hill Country feel, city convenience. You're minutes from 281 and 1604, with quick routes to Fort Sam and Randolph. Cibolo Canyons, with its lazy river, the JW Marriott, and the TPC golf courses, sits just across the ZIP line.
One thing to plan for. Homeowners with a mortgage paid a median of about $7,800 in property taxes in 2024. I help every buyer factor taxes and HOA dues into their budget up front.
My 78259 favorites:
Los Arcos Mexican Food - GREAT breakfast Tacos.
The Salty Spoon Coffee and Matcha - Very popular coffee truck known for their Blue Meets Earl Matcha (blueberry and Earl Grey matcha)
Sprouts Farmers Market - I love a good HEB grocery store but sometime Sprouts is just right. It's easy to navigate and usually not super crowded. It's the perfect spot to pick run in for a few quick items.
